Home Buying Process

Starting the journey to buying a home in Rocky Mountain House can be stressful and exciting all at the same time. I completely understand! Owning your own home is one of the most satisfying feelings you will ever have. 

Enlisting the help of a good local Realtor® (such as myself) will help get this job done for you. Your Realtor® should listen to your wish list carefully and explain all the forms, reports, disclosures, and other technical documents that come along with the home buying process.

Even if you’ve been through the buying process before, questions still may arise, and as you may or may-not know... In the real estate business, things are ALWAYS changing!

Here is the typical process for buying a home when you work with me:

  1. MORTGAGE PRE-APPROVAL

    You will want to be pre-approved before you start shopping for a home. This will help you to look within your price range.  A Mortgage Broker will look at several different loan companies to find you the best rates. However, your small local bank or Credit Union may have options that will save you money as well.

    If you need help with this step, I can refer you to a Mortgage Broker that a number of my clients have used and received great results. Once you find a loan with the correct terms you can begin shopping.


  2. OUR FIRST MEETING

    You're really doing it! You know what you can afford and you've got your pre-approval letter. But before you buy the home of your dreams, you've gotta find it first.

    During our first meeting we will discuss your wants, needs, and must-haves. I will explain in detail; where the real estate market is today and what to look for in the future. I will make recommendations that will help you find a home that suits your needs and budget. And best of all, it doesn’t cost you anything  – I'm compensated from the commission paid by the seller of the house.

  3. START SHOPPING

    Now the fun part, house shopping! There will be a lot of factors that go into this step of the home buying process. You already know the type of home you're looking for and the price you can afford. I will set up a property search to notify you via email when a new property enters the market that matches your criteria.

    Once you have identified some potential properties, it's time to hit the pavement. I take care of booking the showings and coordinating schedules, and then we view as many homes as you like, and eventually start narrowing our options. 

  4. WRITING THE OFFER

    Here you are, ready to make an offer on your dream home! And since you're about to part with an insane amount of money, it's time to get close to your REALTOR®.

    I will perform a Market Analysis on the property to inform you of how other comparable homes in the neighborhood are selling, this will give us a good idea of where our offer should start.  Once we have decided on our initial amount, we write the offer to purchase. This typically takes 1 to 2 hours and there are about 20 pages of documents to fill out (don’t be afraid, I make it painless).

    Be advised; 'All buyers need to bring their government issued ID."
  5. SUBMIT THE OFFER

    Now that the offer is complete, I will send it to the sellers agent for acceptance...

    That was easy. Right?

    Not so fast!  Most offers enter a negotiation period, depending on the other agent, this can happen over the phone or via email/text messages. The sellers agent will present the offer to the seller. They will go over the offer in detail to determine if all terms, conditions and price meets the sellers needs. If not, the seller will write a counter offer back. Once we receive the counter we will meet to discuss the terms and either accept or write a counter back.  The negotiation process can take a few hours to a few days. 

  6. WE GOT ACCEPTANCE

    Good news, the seller has accepted all conditions to the contract... 

    SOLD!! Not yet. At this point we are what Realtors® refer to as 'Pending', we have a few more steps to go.

    Rest assured the hard parts are over: We've found that perfect home in a haystack of listings, negotiated a deal you’re happy with, and secured the mortgage—and you’re now in the home stretch of the buying process. Just a few more critical steps lay ahead.

    The first one: removing the conditions to the contract.

  7. REMOVING CONDITIONS

    Conditions are requirements that were written into the purchase contract, these must be met for the sale to go through.  In our offer, we may have included a financing condition, or a condition that allows your lawyer to review the legal details of the property, or a home inspection.

    I will arrange for a home inspection to take place at the property and ask that all buyers to be present. The inspection will take 3 to 4 hours. I can guide you through any questions you may have, especially if the inspector finds something that changes the terms of our pending deal.

    Once the conditions have been met and a signed waiver sent to the sellers agent, the agreement is firm.

  8. THE LEGAL STUFF

    Closing is the point at which the ownership and possession of the property are transferred from the seller to you. It takes place once all the legal and financial obligations have been met. You are going to want to contact your lawyer to inform them that you have purchased a home and to expect the documents to be faxed to their office for closing. If you don't have a lawyer, I will be happy to refer you to one. 

    You will also want to contact your insurance company so you can get Homeowner Insurance in place for closing. Don't forget to book the moving truck!

  9. THE MOUNTAIN OF PAPERWORK

    Now it's my turn,  all the forms & documents I had you sign, they all have to go somewhere. I make sure your paperwork goes where it needs to go – your bank, your mortgage broker, or your lawyer. Just sit back and relax, you're in good hands.

  10. CLAIM YOUR KEYS

    Exciting News! Today you become the newest Rocky homeowner. I will personally deliver you the keys to your dream home, do a quick tour of the home to make sure everything is ok, and then leave you to enjoy.
