I understand selling your house can be a stressful experience. Believe me, I've been there. Hours of prepping the home; cleaning, organizing, de-cluttering and that's just the beginning. Meeting with Realtors, Market Evaluations, Forms, Paperwork...It just doesn't stop!

Here is the typical process to selling your Rocky home.


    Finding a REALTOR®, (such as myself.... :-) who will sell your home, using a wide range of marketing tools to get you the best price possible, in a reasonable amount of time, all while charging a fair rate, takes some effort. I would strongly recommend interviewing at least three candidates before you sign a contract. 

  2. RECEIVE YOUR 'CMA'- And you don't have to dress-up for this 

    I’ll prepare an incredibly thorough and geeky (but also really interesting) Comparative Market Analysis (CMA), which will outline how much I think your property will sell for, based on comparable homes in your neighborhood. Pricing is all about supply and demand. Once we have determined the right price and the listing contract is signed we will need to address the second element of the home sales process. 

    In today's real estate market, buyers have lots of choices when it comes to buying a home. Successful real estate agents know that beautifully designed and staged homes have more buyer appeal than vacant or non-staged homes. Statistics have shown that homes that are staged sell faster, bring higher offers and create a positive selling experience. Home Staging is the #1 marketing tool, with proven results.

    The staging is done and the house looks amazing!  The third and final step before listing your home on the MLS® system is to capture our buyers attention.

    .....That's how long it takes potential buyers to decide whether or not they like your property. Capturing home buyers attention with the use of video & photography is another marketing tool I use to get buyers to your Doorstep!

    - 86% of home shoppers find out more information about a specific community through online videos.

    90% of home buyers are beginning their home search online. There aren’t too many people left who don’t know what Facebook is, or better yet, don’t have a Facebook profile. As a seller, it’s important to realize the power of Online Marketing when selling a home. I utilize a number of different Social Media platforms in my Marketing Toolbox; Twitter, LinkIn, Facebook, Google+ to list just a few.

    Print advertising: Newspaper advertising is an effective real estate market strategy and is proven that when a home is advertised for sale that the web traffic increases for a few days after the ad is run. 

    Direct Mail: Postcards sent to a local neighborhood are a great opportunity to inform the neighbors that a home in their neighborhood is for sale with pertinent details relating to the home. 


    Potential buyers, through their agents, book showings to see your property. After each and every one I personally follow up with every agent for feedback on how the showing went. I will also host evening and/or weekend open houses to make sure we get a good amount of traffic through the front door.


    Good news, your home has grabbed the attention of a prospective buyer and we've received an offer. The negotiations begin! Successfully negotiating a real estate contract is more than a matter of luck or natural talent.  When you receive an offer having an agent with a proven track record of bringing buyers and sellers together can make a huge impact on your final sales price. Rather than approaching negotiations from an adversarial winner-take-all perspective, I focus on your top priorities and strive to keep emotions from over running the process.


    A common condition that most buyers include in a purchase contract is Subject to Home Inspection. It is at this time, at the cost of the buyer, the home inspection will take place. I will contact you with the date and time so that you can vacate the home. The typical inspection takes about 3 to 4 hours.


    Everything that has to do with money in the real estate selling process goes through the lawyers. Once all the conditions listed on the contract are waived, the home is legally sold, both parties must meet with a lawyer to sign the final paperwork. 


    Before the keys are released to the new owners, you’ll want to make sure all items listed on the offer to purchase are left at the property. If there are any issues, you or your lawyer should contact me, so I can help to get the final details sorted out.
